A well-managed build is a sequence of measured decisions.

Construction sits at the centre of MBR Signature's work. We deliver and oversee new-build residential and commercial projects, as well as renovation, refurbishment and extensions.

Project progress is measured through milestones, site inspections, physical completion and handover close-out. Construction operations cover Marrakech, Casablanca and Rabat.

Technical section of a residential building

The scale of your projects.

Private residences

Homes, villas, and primary or second residences.

Residential developments

Multi-unit residences and apartment buildings.

Commercial buildings

Offices, commercial premises and purpose-led spaces.

One principle throughout: clearly defined requirements, monitored execution and verifiable deliverables.

Our services

Six disciplines, one way of managing them.

01New-build ConstructionHomes, villas, residences and apartment buildings.

Site and brief review, technical preparation, work-package organisation, progress tracking, compliance of the works and handover. On residential buildings, interface control between trades and phased handover by zone keep the programme reliable.

Deliverables

Approved brief; baseline programme; site reports; decision and change register; handover file.

KPIs tracked

  • Physical progress (%)
  • Milestones delivered on time (%)
  • Defects closed (%)
02Commercial BuildingsAssets for commercial or professional use.

Offices, retail and professional spaces carry their own requirements: circulation, access, building services, safety, flexibility and fit-out timing. The intended use drives technical choices and delivery phases.

Deliverables

Functional requirements; technical interface plan; availability schedule; pre-occupancy checks.

KPIs tracked

  • Critical defects resolved before occupancy (%)
  • Technical milestones signed off (%)
  • Commissioning checks passed (%)
03Turnkey ConstructionFrom brief and design studies to handover, as mandated.

One mandate covering the brief, studies, preparation, delivery and handover, with a baseline programme and regular reporting. Exact scope and responsibilities are set out in the agreement.

Deliverables

Master programme; site reporting; handover file.

KPIs tracked

  • Milestones delivered on time (%)
  • First-pass inspection rate (%)
04Renovation & RefurbishmentCondition survey, technical works and upgrading of the asset.

Survey of the existing fabric and services, hidden risks, retention of valuable features, technical upgrades, space reconfiguration and finishes. Scope is adjusted in a controlled way as investigations confirm actual conditions.

Deliverables

Condition survey, scope of works, risk log, change register and handover.

KPIs tracked

  • Changes approved before execution (%)
  • Defects closed (%)
  • Median non-conformity resolution time (days)
05Extensions & Structural AlterationsNew space, reconfigured layouts and existing constraints.

Additional storeys, extensions, internal reconfiguration and new circulation are assessed against the structure, building services, approvals and the use of the building, including occupied sites.

Deliverables

Feasibility review, phased method, interface plan.

KPIs tracked

  • Approvals received on schedule (%)
  • Phasing adhered to (%)
06Site Delivery & HandoverActual progress, inspections, observations and defects closure.

Site progress monitoring compares actual progress with the agreed programme and quality standard at all times. Material substitutions, brief changes or technical issues are recorded, costed and decided. Handover relies on testing, inspections and a defects register tracked to closure.

Deliverables

Site report, progress dashboard, compliance log, risk and change registers, defects register.

KPIs tracked

  • Physical progress (%)
  • First-pass inspection rate (%)
  • Median non-conformity resolution time (days)

Indicators

Numbers are useful when they inform the next decision.

A useful report records the work completed against planned milestones, inspections passed or requiring correction, unresolved defects and decisions that need action.

The site report

A deliverable, not a KPI: reporting period, planned vs actual progress, dated site photographs, completed inspections, non-conformities, corrective actions and outstanding decisions. Its frequency is set in the scope of each mandate.

01Physical progress%
Method
Work completed / work scheduled, by work package

02Milestones delivered on time%
Method

03First-pass inspection rate%

04Defects closure rate%

These indicators describe what is measured and how. They are not published results: their frequency and thresholds are defined within each mandate.

Our method

Six phases, from assessment to handover.

  1. 01AssessSite, requirements and constraints.
  2. 02PlanTechnical choices, delivery milestones and programme.
  3. 03PrepareApprovals, construction drawings, sequencing and procurement.
  4. 04BuildExecution of the works and interim inspections.
  5. 05InspectQuality, variances, changes and testing.
  6. 06HandoverCondition of the works, defects and handover records.

“Where does my project stand? Which milestones have been met? What is the first-pass inspection rate? How many defects have been closed?”

Each answer relies on a metric, a supporting record or a decision.

FAQ

Frequently asked questions.

What are the main stages of a construction project?

Site and requirements review, briefing, preparation (approvals, construction drawings, procurement), delivery, inspections, then handover and defects closure. Each stage has its own milestones and deliverables.

How is construction progress monitored?

Completed work is compared with the planned quantities or milestones for each work package. Variances, inspections and pending decisions appear in the site report.

What does the site report contain?

Progress by work package, milestones met or delayed, dated photographs, inspection results, non-conformities, defects and decisions required.

How do handover and defects closure work?

Handover relies on testing, inspections and the documents set out in the contract. Each defect is logged, assigned, corrected and checked before close-out.

What types of buildings do you deliver?

Homes and villas, residences and apartment buildings, commercial buildings, plus renovation, refurbishment and extension of existing assets in Marrakech, Casablanca and Rabat.
